Why these five communities are worth tracking individually

Vivid Shores, Kalea Bay, Rivergrass Naples, Kingston in Estero, and Verdana Village come up often enough in Naples and Southwest Florida new-construction conversations that they are worth knowing by name rather than lumping into one general “new construction” category. Each is its own community, at its own stage of build-out, with its own pricing, availability, and amenities that change as it develops.

What follows is a starting point for each, not a substitute for current numbers. Treat it as a map for what to ask about, not a source for what things currently cost.

Vivid Shores

Vivid Shores is one of the new-construction communities currently part of the Naples-area conversation. As with any community still selling out its phases, the useful questions are which phase is currently available, what home types and price points are being offered right now, what amenities are complete versus still planned, and what HOA structure applies once you close.

Kalea Bay

Kalea Bay is another Naples-area new-construction community worth its own look rather than a general comparison. The same starting questions apply: current availability and pricing by unit or home type, what is finished versus under construction on the amenity side, and what fees and requirements come with ownership.

Rivergrass Naples

Rivergrass Naples is part of the broader wave of master-planned new-construction communities in the Naples area. As with the others, confirm directly which builder or builders are active in the community right now, what is currently available, and what the community’s amenities and fee structure look like at this point in its build-out.

Kingston, in Estero

Kingston sits in Estero rather than Naples proper, which is worth knowing if location relative to Naples itself matters to your search. Beyond that, the same questions apply as for any community still under construction: current phase, availability, pricing, and what amenities and fees are actually in place today versus still planned.

Verdana Village

Verdana Village is another Southwest Florida new-construction community that comes up in these conversations. Confirm the same basics directly with the community: what phase is currently selling, what home types and pricing are available, what is built versus planned on the amenity side, and what the HOA and any CDD fees look like.

Questions worth asking about any of these communities directly

  • What phase is currently selling, and what is actually available in it today?
  • Which builder or builders are active in the community right now?
  • What amenities are complete, under construction, or still only planned?
  • What HOA, CDD, or club fees apply, and are they fully established yet?
  • Is there a golf component, and if so, is it bundled or non-bundled, gated or non-gated?

The answers to all of these shift as a community moves through its build-out, so treat anything you read, including this page, as a starting point to confirm rather than a final answer.

Comparing new construction here to an established golf community

Any of these five communities can be worth comparing directly against an established Naples golf community, since the tradeoffs are real in both directions: a new community offers the chance to buy in early and select finishes, while an established one offers a track record you can actually see and a clubhouse and membership structure that is already settled rather than still being finalized.
